Repair and Conservation Project Management

Cademuir Building Consultants were initially appointed to undertake a Building Survey of 4 King Edward Street in Perth which included providing advice on remedial works required to address long standing water ingress problems. Services included the provision of budget costs and assistance with the grant funding application to Perth & Kinross Heritage Trust (PKHT). The 5 storey building is of traditional construction, Category B Listed is a prominent feature of the Perth Central Conservation Area.
The scope of remedial works required included partial chimney rebuilding, renewal of leadwork to flat roofs and gutters, repairs to a copper dome, stone baluster replacement, stonework repairs, re-slating, window repairs and redecoration, full repointing of ashlar masonry and structural repairs to a decayed timber roof structure. To improve resilience to the wetter climate gutters were replaced, external downpipes reconfigured and enhanced, internal downpipes replaced and installation of lead aprons to ledges and domes to protect stonework and improve water run-off. The total cost of works was circa £270,000.
Services provided included:
- External fabric Building Survey to identify cause of water ingress.
- Advice on remedial works required to the exterior of the building.
- Design and specification of remedial works, tendering to selected contractors and full procurement services.
- Grant application to PKHT to include Conservation Statement and Statement of Significance.
- Listed Building Consent application for proposed changes to the exterior of the building including scale elevation and detail drawings and an Heritage Impact Assessment.
- Project Management of project works.
- Contract Administration of the project works.
