Alteration and extension of a Category B listed gate lodge

Cademuir Building Consultants (CBC) were initially appointed to design the alteration and extension of a Category B listed gate lodge of a rural estate near Heriot, Scottish Borders.
The 2 storey building is of traditional construction with slated roofs and decorative leaded light casement windows. CBC were retained to provide full Project Management services to deliver the Client’s proposals.
The scope of works included alterations to the internal layout at first floor level and raising a central roof area to create more habitable space, relocating the staircase, formation of a new 1st floor bathroom, alterations to the ground floor bathroom to make it more accessible and installation of bespoke secondary glazing. A former stone pig-shed was taken down to make space for a new extension containing a kitchen /living room area and a walk-in shower room. All works were sympathetically designed to be in keeping with the historic nature of the original gate house.
The project value was approximately £170,000.
Services provided by CBC included:
- Building Survey.
- Advice on internal alterations and refurbishment proposals.
- Design and specification of all works, tendering to selected contractors and full procurement services.
- Building Warrant drawings and application for new bathroom and extension and associated drainage and structural alterations.
- Planning Permission and Listed Building Consent application document preparation and submissions.
- Project Management of project works.
- Contract Administration of the project works.
